The Rockaways make up an 11-mile long (and three-quarters of a mile wide) peninsula that separates Jamaica Bay from the Atlantic Ocean on the southern coast of Queens. Home to nine neighborhoods, it stretches from Far Rockaway to the east all the way to Breezy Point in the west where the peninsula points towards Staten Island. The beach stretches much of the southern length of the land. And, though there’s plenty of it to go around for visitors in these parts, you’ll be sharing permanent residence with about 47,500 New Yorkers.
If clock is ticking with your upcoming move, you’ll certainly want to know more than the geography and demographics of this area. Rather than getting buried by the sands of time, get ready to better know the Rockaways:
- To and from the peninsula. This tiny spot of land actually has a multitude of options when it comes to getting around for work or play. If you’ve committed to commuting via your own vehicle, you may become familiar with Beach Channel Drive to the east and Flatbush Avenue to the west. The Metropolitan Transit Authority, the MTA for locals, has got you covered with easy (and inexpensive access at $2.75 per one-way ride) to all parts of the city with the subways and buses. The A and S subway trains service the area and there are a multitude of local buses and express buses that’ll take you into Manhattan (specifically, look for the QM16 or QM17). Additional options include the Long Island Rail Road with a stop in Far Rockaway and the NYC Ferry that’ll take you to Sunset Park in Brooklyn and lower Manhattan.
- Lower cost of housing for NYC. You might expect that being near to the ocean and popular beaches would come with a high price tag for housing. However, average costs, no matter how you pursue an address of your own, are lower relative to homes in other parts of the city. Generally speaking, the median home sale price in many of the peninsula’s neighborhoods is well under $1M. On the lower end, you’ll see the median at $564K in Rockaway Beach. On the higher end, homes in Breezy Point are at an average of $797K. For those joining the majority of Queens residents who rent their homes (about 55% of the total number of folks in the borough pay monthly), you’ll see at or below average monthly rents. For example, Far Rockaway and Belle Harbor one-bedroom apartments average about $2,400 a month. The average rent overall in Queens is almost $400 more per month. So, what you’ll save in housing costs you can spend enjoying the sites of your beach-adjacent address. One note to the new residents though: it’s no secret that the Rockaways were significantly affected by hurricane activity in previous years. So, it’s wise to look into flood insurance, even if the neighborhood you end up calling home isn’t particularly flood-prone. Costs per month may run between $60 to $118 a month in NY State.
- More than just a tourist spot. Living here means that of course, your front lawn is essentially the beach and boardwalk. However, there’s more than sun, sand, and surf that keeps residents in the Rockaways year-round. There are plenty of boutiques, eateries, historical spots, and greenspaces to keep anyone who lives there a regular tourist in their own neighborhood. For those ready to enjoy a little culture and history outdoors, a trip to Fort Tilden may be in order. This former military site features hiking trails, an arts center, and even an overlook deck with fantastic views of Jamaica Bay and the Manhattan skyline. Another historical site to check out is the more recently renovated bathhouse-turned-bazaar at Jacob Riis Park. Though it’s still a popular site to sit at the beach, the previously underutilized Art Deco structure is now full of eateries so that you can snack near the sand. If you’d like to celebrate the peninsula’s flora and fauna a bit differently, you can make a day of it witnessing the seasonal bird migration at Jamaica Bay Wildlife Refuge or saddle up with some new equine friends at Jamaica Bay Riding Academy. Just when you thought you couldn’t enjoy the peninsula more, a visit to Edgemere Farm, a volunteer-run herb, vegetable, and flower garden (along with some chicken and bee friends) may have you regularly rubbing elbows with your neighbors as your hands are busy in the rich Rockaway soil. Truly, there’s so much more to point out about this peninsula, but being a resident here you’ll find even more treasures among the sand and streets.
